  • Monthly billing and rent collections

  • Review and payment of bills

  • Lease renewals, negotiations and escalations

  • Supervision of building employees and daily building maintenance

  • Collaborate with Insurance Broker to ensure proper coverage and research/follow-up on accidents/claims

  • Assist lawyer in the application and processing of Tax Certiorari filings to maximize tax benefits

OUR COMPANY

         Noel Intner, founder and principal of Accord Realty Services Inc., has a long history and a well-earned track record in multi family real estate in New York City. Noel was a pioneer in the 1990’s with the acquisition of multifamily properties located in the upper Manhattan neighborhoods of Harlem, Washington Heights, and Inwood.In the years to follow and with the success of his properties, Noel began numerous joint venture projects with Stephen Siegel (Chairman of Global Brokerage at CBRE) and SG2 Properties, LLC continuing with New York City rent regulated multifamily real estate and expanding within neighborhoods already immersed in and venturing into other New York City neighborhoods like the Upper Westside, the Upper Eastside, East Harlem, The Bronx, and the Lower Eastside.

Columbus Ave @75th St (La Rochelle) - 11 story classic prewar residential building consisting of 76 residential units and 15,000 square feet of retail with long term tenant Walgreens occupying a majority of the square footage..

 

Columbus Ave @ 67th St - 4-five story walk-up buildings consisting of 44 residential units and 6,800 square feet of retail space including long term tenants Starbucks, MAC, and Kiehls.

 

The Bronx Joint venture projects with Black Rock Realty consisting of 76 multifamily mixed-use buildings.

 

Recent Projects Include (but not limited to):

 

Lexington Ave and 123rd St - 5 story mixed use apartment building consisting of 12 residential units and 3,000 square feet of retail located on Lexington Avenue.

 

Delancy and Ludlow St - 6 story mixed–use building consisting of 20 residential units and 2,800 square feet of retail space located on Delancey Street.

 

ST Marks Place and First Avenue - 3-five story walk- up buildings consisting of 24 residential units and 3,800 of square feet of retail space along both ST. Marks Place and First Avenue.

Each investment opportunity must be geographically well located and possess an identifiable value proposition. Generally this means that near-term prospects exist for improving rents and property values through thoughtful redesign and repositioning.

 

On a portfolio basis, modest leverage is utilized predominately as first mortgage, non-recourse debt that is structured to give us the greatest flexibility, so as not to impede on an asset’s timely exit.

We seek to maximize value through each step of the process, from sourcing to due diligence and underwriting to risk and asset management, which is all controlled in-house. We’ve built a best-in-class team of professionals to give us a competitive advantage.
